Alliance Property Management recently took over management of your HOA. Please watch for a welcome letter from us in the mail. We are requesting contact information from all owners, including phone numbers, addresses (if different than the HOA address) and email addresses so you can access your online portal account.

HOA DUES:

                 Monthly HOA Dues of $120.00 are due on the 1st of each month and is considered late after 16th.   

                 Remit Payment To:  Silver Pointe HOA, 4655 South 1900 West Suite 6, Roy, Utah 84067

                 A $15 late fee will be assessed for dues received after the 15th of each month.

Snow Removal:

                 Driveway snow removal is the responsibility of each homeowner and needs to be removed from each driveway as                       soon as possible. The individual driveways are defined as all driveways from the building to the road for units 1-8                         (phase 1) and the uncovered driveways next to each garage for units 9-20 (phase 2). Removal of the snow is not                             optional. Please do not stack snow against any building. 

                 Unit 9-20 owners/occupants shall push the snow approximately 24” away from the front of the garages and                                   driveways between for removal by the snow plow.

                 Snow plow operations will commence within 4-6 hours of the end of a snowfall or upon accumulation of 6” or more                   from one storm. Cars, garbage cans, flower pots, etc. shall be moved from the path of the snow removal equipment. 
 

GARBAGE:

                Garbage cans are to be kept out front of individual units, not placed in any common driveway area, nor be used for                      any other purpose other than residential garbage. Garbage cans are to be placed on Georgia Drive on the approved                      night before collection. No cans are to be left on the street past 7 pm on the day of collections.

 

PARKING:

               There will be NO PARKING in any common driveway areas, any curb areas that are painted red, or any other area                       within Silver Pointe PUD that is identified as NO PARKING. DO NOT park any vehicles on the north side of Georgia                   Drive from Wednesday at 5 p.m. until Thursday at 5 p.m. for garbage collection. DO NOT park in any of the dirt                           areas surround Silver Pointe. DO NOT drive around any portion of any building whether landscaped or dirt. Two                         vehicles are allowed at each unit only. Units 1, 2,5, and 6 have one single garage and an approach driveway for                               parking. Units 3 and 4 have a double garage and approach driveway for parking. Units 13-20 have one single garage                     and one outside stall (no approach drive).

               No other parking is allowed in any other area within Silver Pointe PUD. No recreational vehicles, trailers of any kind,                   non-running or non-registered vehicles, large trucks, UTV's, ATV's, boats, etc shall be parked in any portion of the                       PUD. Construction related vehicles or Brad Wilkes Construction vehicles shall be exempt from this rule for as long as                 Brad Wilkes Construction or any entity associated with Brad Wilkes has any ownership interest within Silver Pointe                     PUD.No heavy mechanical work (engine replacement, transmission replacement, body work, etc.) may be done on                       any parking area of Silver Pointe PUD. Visitors may park in visitor designated areas only.

COVID-19 Policy and Procedures: As of 5/1/2020

 

The following are policies or procedures that we are following due to the risks of COVID-19 and the instructions we have received from the state of Utah as well as recommendations from the Utah Apartment Association.

Closures:

-Alliance’s office in Roy will be open to the public by appointment only. If you need to bring a payment or document to our office, you may use the drop slot or make an appointment with our office staff.

 

-Most common area facilities have been reopened to the public. To ensure the safety of everyone please continue to abide by the social distancing guidelines and safety procedures provided by the state.

Maintenance:

-Maintenance will be scheduled as usual. Residents that are showing signs of COVID-19 are asked to postpone maintenance requests unless it is a maintenance emergency.

 

Payments, Residential/Commercial/HOA:

-If you are unable to make a payment during this time, please contact our office as soon as you can. We are willing to work with anyone that has been negatively affected by COVID-19 and requires an accommodation for payments. Our office is complying with all laws, legislation and in house policies.

Investment Clients:

-We are working with tenants at this time to ensure that rents be paid and in a timely manner. We understand that you also may have been effected negatively by the COVID-19 pandemic and have a mortgage to continue to pay. We will send regular communication if for any reason you will not be receiving rents for the month or receiving them late.

Property Showings:

-At this time we will continue to show our available rental properties as self-guided tours. You may contact our office to set up a showing.  We ask that you please use caution when viewing vacant units and follow heath precautions.
